The Thompson Lake property is located 1.5 hours driving time and approximately 78 miles west of Ottawa and is 180 miles east of Toronto. Turn south off of Highway 7 at the Arden Rd cut off. It is 3 km from Arden Rd. The property line commences on the southern outskirts of Arden. Turn right on a gravel road just past the Township of Kennebec Municipal Garage. The property line starts on the left side of the road at the third white house on the left and runs through to Thompson Lake as shown on the map. The distance is between 3 and 4 km from the Township Garage to the lake. Please refer to the map for an outline of the property and lake location.
The property consists of approximately 145 acres with an estimated half of the acreage nicely treed with a mixture of hardwood and evergreen trees and has open areas scattered throughout the remainder of the terrain. There is an estimated three to four thousand feet of Township road frontage bordering the Thompson Lake Property which would provide a number of excellent building sites.
There is approximately 3000 feet of water frontage on Thompson Lake. The lake is approximately one mile long and one third of a mile wide. It provides excellent fishing for large and small mouth bass, northern pike and pickerel. There are no buildings and there has been no development on the lake. The subject property, as the map indicates, encompasses approximately one third of the lake. The remainder is owned by a private club which owns several hundred acres to the northwest and has a boys and girls camp called Camp Kennebec on Bull Lake several miles past Thompson Lake. The road running from the Township road to Thompson Lake on the subject property is approximately 500 ft long and provides the only access to the lake, therefore, the lake remains private as it is not used by anyone else due to no other access road. Hydro and telephone service runs along the Township road which borders the property. The lake is crystal clear and unpolluted. The condition of the shoreline varies as the waterfront is marshy at the end of the lake where a stream enters. The balance has a variety of sand beach to rock shoreline with very little high rock. There is one small old barn on the property.
There is year-round access as the Township road borders the property up to the private road running through this property to Thompson Lake. There is paved road from Highway 7 to Arden Rd with about two miles of gravel road from Arden to the lake.

Purpose and Effect of By-Law 3-84:
The attached By-Law, which affects all lands in the Township of Kennebec, has been passed by the Council in order to ensure the orderly development of lands intended for residential use, especially single family and seasonal dwellings.
The By-Law requires the erection of new single family and seasonal dwellings to take place on legal lots with a minimum lot area of 4047 square meters (one acre). Only one dwelling per lot is permitted, however, exceptions are made for existing lots and dwellings, lots of insufficient size, and for the erection of a maximum of two additional dwellings on large properties.
The required minimum lot area of one acre for one dwelling is in conformity with the approved policies of the county of Frontenac Land Division Committee.
THIS BY-LAW DOES NOT PROHIBIT THE USE OF LAND FOR ANY PURPOSE. ALL TYPES OF LAND USE, RESIDENTIAL, NON-RESIDENTIAL, AGRICULTURAL, COMMERCIAL, INDUSTRIAL, ETC., ARE PERMITTED.
It is worth taking into account that Calypso, the largest waterpark in Canada, is sitting on only 100 acres.
